These are the rules for using Akiyahopper. By using the site you agree to them.
What we do
Akiyahopper helps you discover akiya — vacant houses in Japan. Browsing is free; some features (the map view, premium filters, full property summaries) need a paid subscription.
Listings are gathered from many third-party sources. We do our best but can't guarantee they're accurate, complete, or up to date, and many descriptions and translations are machine-generated. Always verify with the original source or a licensed agent before making any decisions.
We are not a real estate agent. We don't act for buyers or sellers and we don't handle property transactions.
Your account
You can use Akiyahopper without signing in. Creating an account is free and unlocks bookmarks and a few other features.
When using the site, please don't:
- share your account with anyone else
- try to break, scrape, copy, or interfere with the site or its content
- republish listings or other site content elsewhere
- use the site for anything illegal where you live or in Japan
We may suspend or remove an account that's being used in any of those ways.
You can close your account at any time from the account page. Closing it cancels any active subscription and removes your account data from our records.
Subscriptions and refunds
Premium is billed by Stripe.
14-day money-back guarantee on annual and lifetime purchases, no questions asked.
Monthly. Cancel any time from your account page. Cancelling stops the next billing cycle; you keep premium until the end of the period you've already paid for. No pro-rata refund of unused time.
Annual after 14 days. Cancel any time the same way; you keep premium until the end of the year you've paid for, no pro-rata refund.
Lifetime after 14 days. Non-refundable, but premium is yours forever.
Anything else. If you've had a genuinely bad experience — a bug, an unauthorised charge, a misunderstanding about what premium includes — email support@akiyahopper.com and we'll sort it.
If you signed up at a price, that's the price you keep paying. We won't raise it on you. If we change pricing or what's in premium for new sign-ups, your existing subscription stays on the terms you signed up under.
Liability
We provide Akiyahopper as-is. We're not liable for losses you suffer from using the site, except where the law doesn't allow us to limit that. Nothing in these terms removes any consumer rights you have under the laws of your country.
Changes to these terms
We may update these terms over time. Significant changes will be emailed to you if you have an account; otherwise the "Last updated" date at the top reflects the latest version.
Governing law
These terms are governed by New Zealand law. Any dispute will be resolved in the courts of New Zealand, except where consumer-protection law in your country requires otherwise.
